Sierra Mountain Properties' Policies

Vacation Rentals:


Reservations
To make a reservation a $250 deposit in the form of a check, Visa or MasterCard is required. The balance of the rent, housekeeping, room tax (TOT) and damage deposit is payable 30 days prior to arrival. Checks are accepted only if they are received at least 21 days before arrival.

Cancellation Policy
Reservations canceled with 31 days or more before arrival date are subject to a $75 cancellation charge. If reservations are cancelled 30 days or less before arrival date all monies collected may be retained unless the unit is rebooked. There is a $75 cancellation charge on any cancelled reservations.

Arrival/Departure
Arrival time is 3:00 pm. Departure time is 10:00 am. Early check-in and late check-out are NOT possible from June 20th to September 5th, or at any holiday. Please check regarding late checkouts at other times. If you check in early or check out late you may be charged.

Pets
Pets are allowed in "pet friendly" units ONLY. Otherwise pets are not permitted in, at or around any rental property. Bringing a pet to a non "pet friendly" unit will result in a charge to you of a minimum of $250, and a request to immediately vacate the property.

Occupancy
The maximum number of occupants allowed in a property is stated on your confirmation. You will be charged an additional amount or asked to vacate the property for exceeding the maximum occupancy.

Vehicles
The maximum number of vehicles allowed at a property is stated on the property description. You are subject to additional charges and/or towing if you exceed the maximum number of vehicles allowed.

Supplies
Bar soap, and one roll of toilet paper in each bathroom are provided for your arrival. No other supplies are provided. Laundry detergent, dish soap, dishwasher detergent and other cleaning supplies are not provided. Kindling and fire starters are not provided. Supermarkets are easily accessible in Tahoe City, Tahoma, Homewood and Kings Beach.

Housekeeping
Properties are cleaned after each rental. No housekeeping is done during the rental period. Prior to departure you should remove your trash to an outside trash can or dumpster, clean up after your last meal, and place the sheets and towels in the laundry area. If you do not do these things, or if the property requires additional or extraordinary cleaning (including cleaning spots from carpets) the cost will be charged to you.

Damages/Theft
The cost to repair damages of any kind, to replace any missing items, and the cost to move furniture to its original position will be charged to you. Please let us know about any damage or problems before you depart.

Keys
Keys are to be returned to the Sierra Mountain Properties Office when you depart unless you have made other arrangements. Up to two keys can be provided. There is a $75 charge for "Lock Out" assistance after hours. Additionally, you may be charged the cost to re-key locks if the keys are lost.

Faxes
If you would like to receive or send a fax, please make arrangements in advance with our rental department. The cost is $3 for the first page and $1 for each page thereafter to receive a fax and must be paid in cash. You must have a phone credit card to send a fax. Faxes must be addressed to you and your rental property address c/o Sierra Mountain Properties Rental Department. Faxes may be picked up at the Sierra Mountain Properties Office during business hours.

Office Hours
Sierra Mountain Properties is open Monday through Friday from 10:00 am to 5:00 pm. The office is open on weekends by appointment only. An emergency telephone number is available for emergencies only.

Ski Leases:

A ski lease is a convenient and affordable way to enjoy the winter season in Tahoe . Sierra Mountain Properties offers a number of homes and town homes located on the North Shore, Tahoe City Area and on the West Shore Homewood/Tahoma Area.

To reserve a ski lease property, a non-refundable deposit equal to one month’s rent is required, along with a completed credit application and a $30.00 credit check charge for at least one person named on the lease. The full amount of rent, plus the security and utility deposits are typically due 45 days prior to the start of the lease. The rates quoted include everything except gas, electric, long distance phone, firewood, and snow removal. Pets permitted in pet friendly properties only upon approval.
