Vacation Rental Terms & Conditions

Reservations
To make a reservation a $250 deposit in the form of a check, Visa, MasterCard or American Express is required. The balance of the rent, housekeeping, room tax (TOT) and damage deposit is payable 30 days prior to arrival. Checks are accepted only if they are received at least 21 days prior to arrival.

Cancellation Policy
Reservations cancelled with 31 days or more before arrival date are subject to a $75 cancellation charge. If reservations are canceled 30 days or less before arrival date all monies collected may be retained unless the unit is rebooked. There is a $75 cancellation charge on any cancelled reservations.

Arrival/Departure
Arrival time is 3:00 pm. Departure time is 10:00 am. Early check-in and late check-out are NOT normally possible from June 20th to September 5th, or at any holiday. Please check regarding late checkouts at other times. If you check in early or check out late you may be charged late check out fee.

Pets
Pets are allowed in “pet friendly” units ONLY. Bringing a pet requires owner to clean up after the pet daily. Pets are not to be left at the property unattended unless they are in a crate with adequate food and water. Tenants bringing pets agree to abide by all local animal control ordinances. Otherwise pets are not permitted in, at or around any rental property. Bringing a pet without written approval OR to a NON “pet friendly“ unit will result in a charge to you of a minimum of $250, and a request to immediately vacate the property.

Occupancy
The maximum number of occupants allowed in a property is stated on your Rental Confirmation. You may be subject to and charged a penalty and will be asked to vacate the property for exceeding the maximum occupancy.

Noise Control
Tenant to observe appropriate levels of noise control - quiet hours 10 PM to 8AM - should noise complaints be reported tenants may be asked to vacate property immediately and will be subject to forfeiture of rent and may incur fines if imposed by El Dorado County. Inappropriate noise can be but not limited to dog(s) barking/howling, loud music, loud voices/yelling/screaming, excessive volume on TV.

Vehicles
The maximum number of vehicles ALLOWED at a property is stated on your Rental Confirmation. There are no exceptions to the parking allowance for your reservation. You may also be subject to additional charges and/or towing for exceeding the maximum number of vehicles allowed. Parking on street is NOT allowed Nov 1 - May 1 so as not to obstruct snow removal equipment.

Supplies
Bar soap, and one roll of toilet paper in each bathroom are provided for your arrival. No other supplies are provided. Laundry detergent, dish soap, dishwasher detergent and other cleaning supplies may - however are not guaranteed to be provided. Firewood, kindling and fire starters are not provided. Supermarkets are easily accessible in Tahoe City, Tahoma, Homewood and Kings Beach.

Housekeeping
Properties are cleaned after each rental. No housekeeping is done during the rental period unless arranged in advance. Prior to departure you should remove your trash to the outdoor trash shed or dumpster, clean up after your last meal, and place any used sheets and towels in the laundry area. If you do not do these things, or if the property requires additional or extraordinary cleaning (including cleaning spots from carpets) the cost will be charged to you.

Damages/Theft
The cost to repair damages of any kind, to replace any missing items, and the cost to move furniture to its original position will be charged to you. Please let us know about any damage or problems before you depart.

Keys
Keys are to be returned to the lock box at property OR to Sierra Mountain Properties Office when you depart. Up to two keys can be provided. There is a $75 charge for “Lock Out” assistance after hours. Additionally, you may be charged the cost to re-key locks if the keys are lost.
